If we do
not receive a signed rental agreement and your $350 security deposit in
five (5) days, we will remove your reservation and make the unit available
to other potential Wintergreen Renters.
This rental

Bo Randall agrees to lease to Renter(s) (hereafter referred to as "you")
the premises located at (check one) Shenandoah Ridge 15____ or Stone Ridge
2071_____ Wintergreen Resort, Virginia, for the term of _____ nights.
Check in is 4:00 PM, _______________ and check out time 12:00 noon on
_______________, 20__. You agree to pay the sum of $______ , which includes
a security/damage deposit of $200. The security deposit is due immediately,
and will be returned to you upon our receipt of the key and an inspection
of the unit. For your safety and the safety of subsequent renters we
ask the keys be returned within one week of your departure. Failure to
do so will result in a charge of $100 to change the locks in our home.
If damage caused by you or your guests exceeds the amount on deposit,
you agree to pay for such damages upon receipt of damage notification.
The remaining balance is due at least thirty (30) days before occupancy.
Shenandoah Ridge 15 and Stone Ridge 2071 shall be used for residential
purposes only and we expect you to peacefully and quietly occupy the same
and not interfere with the rights of other Renter(s) and neighbors. You
will permit no activities on the premises, which are contrary to any law,
ordinance and/or any applicable health and/or fire department or insurance
policy provisions.
You are responsible for leaving the unit in a clean and sanitary condition
upon exit.
You agree to comply with the list of Rules and Regulations for occupancy
attached to this agreement and also posted inside the condominium.
Cancellation policy: Your $350 required deposit will be refunded in full
if we are notified of cancellation within thirty (30) days prior to your
scheduled check-in date. Should you cancel within thirty days, we will
try to re-lease the unit for the canceled rental period. If we are successful,
we will refund $150, retaining the balance for additional advertising
incurred as a result of the cancellation. There will be no refund given
once you have occupied the unit.
You agree to promptly report to Owners maintenance contact any mechanical,
electrical, plumbing of other problems with the unit. Please refer to
the directory of numbers listed next to the phone for the appropriate
contact.
We are not responsible for injury to you, your family or guests, or to
damage to your personal property incurred during their stay. You, your
family and guests bear the risk of any injury or loss of property.
This home is posted as No Smoking. Please respect our wishes and smoke
only outside of the home.
It is understood that we or our agent have the right to enter and inspect
the condominium unit at all reasonable times to insure maintenance and
safety of the premises.

to Bo Randall, 13527 Reynard Lane, Richmond, VA 23233, along with a check
or money order in the amount ($350) to reserve the rental unit.
The balance
is due thirty (30) days before occupancy. There will be a $50 returned
check fee.
